WELCOME TO LAKE ALMANOR WEST

          Lake Almanor West, a Common Interest Development, is a 615 acre community located on the west shore of Lake Almanor, adjacent to California state Highway 89.  In addition to the 695 residential lots, the subdivision includes a 9-hole golf course with clubhouse and pro shop, tennis courts, a beach/recreation area and a boat ramp.

          Lake Almanor itself was formed in 1914 after the Great Western Power Company had purchased the valley land and constructed a dam at the southern end.  The name of the lake honors the three daughters of one of the company officers:  ALice, MArtha and EleaNOR.  In 1930 the Great Western holdings were sold to Pacific Gas and Electric Company (PG&E) which has since operated the lake.

          Lake Almanor West was begun in 1974 and continues to grow as a quiet rural community.  It started as a real estate project of the Lake Almanor Sales Company, which completed development of the several subdivision units and the associated recreation facilities.  In 1987 the Lake Almanor Sales Company turned over ownership and control of the facilities and common properties to the collective property owners.

COMMUNITY SERVICES

         Essential services within the development are provided by three separate local organizations in addition to the more conventional service providers for electricity, propane, communications and garbage pickup.

West Almanor Community Club

         The West Almanor Community Club (WACC) is the property owners' association of Lake Almanor West.  All property owners automatically become members of WACC, which is organized as a corporation.  WACC is responsible for community-owned assets such as the recreation facilities and several undeveloped parcels within the subdivision.  A five member Board of Directors deals with policy matters and provides oversight to the paid Community Club staff and to volunteers who serve on committees.  WACC meetings and procedural matters fall under California's Davis-Stirling Act as well as the Community Club's specific Articles of Incorporation, Bylaws and Conditions, Covenants and Restrictions (CC&R's).  Annual dues and assessments fund WACC.
