Regular and special WACC Board meetings are held after notices have been posted within the community (e.g., on the bulletin boards at the mailbox cluster locations).  Property owners are encouraged to attend these informational and decision-making sessions.  The minutes of all Board meetings and WACC financial statements are open for property owner review.  For member convenience, most such materials are also found the WACC website.

          WACC Board member elections are held each year just prior to the annual meeting in July.  Board members are elected for two year terms, with the terms staggered such that there are never more than three seats scheduled to be open for any given election.  The elected Board members then elect a President, Vice President, Secretary, Treasurer and Member at Large from within their ranks.  Lake Almanor West is a Planned Development and every property owner has a share in the common areas and facilities.  All members have a responsibility to act as good stewards and to be supportive of policies aimed at maintaining a viable community.

West Almanor Mutual Water Company

          Water for the community is supplied by the West Almanor Mutual Water Company (WAMWCo), a non-profit private corporation.  Each property owner in the Lake Almanor West subdivision holds one share of stock in this corporation.  The company is governed by a five member board of directors elected by the stockholders and announced at the annual stockholders meeting in July.  The Board provides policy guidance and oversight to paid employees of the company.

          Water for the development is drawn from wells within the subdivision.  The water system includes several wells and pumps, a pair of storage tanks with a total capacity of 450,000 gallons, and a balanced distribution system that includes fire hydrants throughout the development.  Water quality has remained excellent, and is monitored on a regular basis.  The delivered water currently does not undergo routine chlorination or other treatment

          Water service charges include an annual base rate for basic service and consumption up to 10,000 gallons per month.   A surcharge is added for usage above that level.  Meters are typically read in May, August and November, surcharge billings then follow.

          Residents are reminded that our very cold winter temperatures can cause unprotected water lines to freeze and burst.  If your home will be unoccupied for even a short period during the winter, you should follow appropriate winterizing procedures to prevent damage.  Water losses that are the result of burst pipes are the responsibility of the property owner.
